GETTING READY FOR THE CASHIERS/HIGHLANDS LEAF SEASON

The fall season is upon us already and it’s time to make sure your home is ready for the last sales push of the year.  Past years have indicated that this is our last major sales time before the dead of winter is here.  Generally, we can still expect a few “die-hard” buyers around the end to the first of the new year, so it’s not necessarily a good time to let your listing expire.  Cashiers seems to continue to attract people during the holidays, especially those from the warmer climates, desiring some seasonal change.  Remember, our wonderful Blue Ridge Mountains are the closest mountain range to those in the southern states, so it’s easier for them to come here than to go to the Rocky Mountains, for example.

So, back to the original idea that if your home is currently listed as a home for sale in Cashiers, Highlands, Glenville, Sapphire or Lake Toxaway, do your last “spruce up” for potential showings!  Make your home look picture perfect for those leaf season buyers that are still coming to town!  Pay special attention to your curb appeal, taking care to do your weeding, paint your porch, put out a couple of pots of mums, maybe a small evergreen tree.  Wash the windows, clear the cobwebs!  Put on your best face for the few, intrepid people that are looking for that great value that they can’t live without!  Inside, put away the knick knacks, personal photos, refrigerator magnets, replace worn lampshades and clean, clean, clean!  Remember, buyers do NOT want to walk into a home they think they may like and get hit in the face by a musty smell.  Buyers are very saavy these days and understand what that musty smell means…generally speaking, there’s moisture in the home somewhere.  If you have a hint of must (especially in a lower level), consider hiring someone to come out and look at your crawlspace for mold and mildew.

Have your real estate broker come out and take a new seasonal photo for posting on their MLS or website, showing what your house really looks like currently.  (Hopefully, with the mums, painted porch and clean windows!)  Current photos should make a difference in how a buyer views your home.  Cashiers, NC is such a special place, and we need to remember that buyers expect “special” here in our mountains.

Remember, this could possibly be the last chance you have to make a great first impression for a buyer.  First impressions are really so important…You only get one chance to make them.  Make them work for you, not against you!
